IN MEMORIUM

On January 23, 2007, at the Arlington Street Methodist Church, a service was held in memory of a member of our Board of Directors, Kim Steele-Patenaud who passed away recently. We extend our sincere sympathy to Kim's family. Kim made many contributions as a Board Member and she was known for her arts and crafts, her many activities and her desire to chair children's events at Partridge Berry Hills. In an inspiring tribute to her life and her volunteerism, Pastor Melissa Tustin recounted her many activities and her countless friends. She was always concerned that our Condominium Complex should preserve nature and be a peaceful gathering place.

Kim leaves her beloved Husband, Ray, two children, parents and in-laws and many warm and wonderful memories. Her notable Easter Egg Hunts and other events brought joy and laughter to the children and residents of Partridge Berry Hills Condominium. She will always be remembered.

DO NOT SLIP AND FALL!

We would like to remind you that a typical condition of New England winters is that weather changes very quickly. Temperatures can rise and fall frequently, giving cause for sudden icy conditions to develop that were not previously there. It is not possible to completely eliminate the formation of icy slippery spots in the parking lots and walkways for reasons such as patches of snow left after snow removal, frost, black ice, water melting and flowing across the parking lots and walkways and then freezing. The Board of Directors is asking all residents to be proactive and apply salt/sand to the walkways when they are slippery or icy. Buckets and barrels of sand/salt are placed at the building entrances and adjacent to the walkways for residents to use when needed.


NEW CLUBHOUSE FUNCTION ROOM

The Function Room at the Clubhouse has been completely renovated with new walls, new ceilings, new flooring and carpeting. The Bathrooms have also been renovated with new walls, new ceilings, new fixtures and new floors. No decorations of any type will be allowed to be taped, stapled, tacked, or glued to the new ceilings and walls. Nothing can be hung or taped to the ceilings.

The Clubhouse Monitors will be enforcing these requirements. Violation of these requirements will result in the forfeiture of the security deposit and the owner will be billed for the cost to restore the damaged area to new condition.

OWNERS APPOINTED TO TWO VACANCIES ON THE BOARD OF DIRECTORS

Wayne N. Wallace resigned from the Partridge Berry Hills Condominium Association Board of Directors effective February 20, 2007. Wayne has been an outstanding member of the Board of Directors for 26 years and for many years he served as President of the Board of Directors. Wayne has been instrumental in establishing the budget and the long range plans and projects for this community. As a result the Association is financially secure and has the funds needed to maintain the buildings and grounds in like new condition year after year.

Kim Steele-Patenaud passed away recently. Kim was an eager member of the Board of Directors and was always volunteering for projects to help the Community.

Robert Netto owner of unit 02-04 was selected by the Board of Directors to serve on the Board. Robert has worked for the Partridge Berry Hills Condominium Association for many years. Richard Coker, owner of unit 13-23, was also selected to serve on the Board of Directors. Richard has been a member of the Board of Directors before.


LAST SNOWSTORM REMINDER

Vehicles not moved to areas clear of snow within 24 hours after the end of the snow storm will be towed from the property without warning at the vehicle owner's expense. The vehicles are towed to Manchester and the fee is quite expensive!!!

Remember: It is necessary for everyone to move their vehicle during snowfalls in order for the plows to properly plow the entire parking lot.


PLEASE CLEAR THE BEDS!!!

The Landscaping Contractor will be raking and cleaning the mulch beds in April. Please remove all unauthorized items from the mulch beds. Personal items in the mulch beds such as ornamental fences, flower pots, gardening tools, statues or any type of garden ornaments interfere with the cleaning operation. Any unauthorized items in the mulch beds will be removed from the mulch beds by the landscaping crews.

NEW RESIDENTS

If you are a new owner or tenant, you must contact Bob Netto at (603) 888-6479 to schedule a new resident orientation sometime during the first two weeks of your residency. Orientation attendance is mandatory.

There is a $25 orientation fee, which is the responsibility of the unit owners. There is a $50.00 fine for not attending the orientation which is required by the Partridge Berry Hills Condominium Association Documents.


CONTROLLING THE HEAT

The Board of Directors is recommending that unit owners upgrade the heat control valves in their unit to conserve heat and make the units more comfortable for the residents. The cost of this conversion would be the responsibility of the individual unit owners. Unit owners interested in having this work done should contact the contractor directly.

MAINTENANCE COMMITTEE

The Maintenance Committee meets the first Tuesday of every month. Residents are encouraged to bring any maintenance issues to the Maintenance Committee.
