WAYNE N. WALLACE RETIRES
HONORED BY THE BOARD OF DIRECTORS

Wayne N. Wallace director and president of the Partridge Berry Hills Condominium Association Board of Directors for many years has retired after 26 years of service to the Partridge Berry Hills Community. The President of the Board of Directors, Denise LePage, presented Wayne with a plaque to commemorate his years of service at a dinner held in his honor. Attending the dinner were many members of the Board of Directors, representatives from Harvard Management and Wayne's wife, Stevie. Wayne was instrumental in initiating many of the long term projects from landscaping to maintenance that have been successful in improving the community. In expressing his thanks Wayne indicated that he will miss everyone at Partridge Berry Hills.

PAINTING PROJECTS FOR 2007

The following is a list of the buildings that will be painted this year. The project consists of siding and wood repair, power washing, and final painting. Only the wood siding on the buildings will be painted. Notices will be posted in all the buildings with the specific dates of the project. These are the buildings that will be painted.

Buildings 1, 2, 9, 11, and 14
The Decks and Patios in all 14 buildings will be stained this year. The metal railings and posts will also be painted.

Instructions From the Board of Directors
The buildings will be power washed. The power washing will be done with water and detergents to clean the surfaces for painting. Some of this water may splash onto the decks, patios and common areas. The decks and patios will also be pressure washed.

The Board of Directors is strongly recommending that personal property on the decks, patios and common areas be placed inside the units or covered while this project is under way. The patio and deck painting schedule will be posted for each building prior to the project start. There may be delays caused by weather so there will be times when a delay will occur after a schedule has been posted in a particular building. The Board of Directors is requesting that all unit owners cooperate with the painting contractor if there are sudden changes on the painting schedule. It will be up to each individual homeowner to clear personal property from the decks or patios. For those decks or patios that have property left on them on the date the painting will be done the painting contractor has been directed by the Board of Directors to paint around the personal property as best he can.

The Association will not be responsible for any damage to personal property left on the decks, patios or common areas.

NEW TILES

The Board of Directors is planning to install new tile floors in the laundry rooms of several buildings this spring. Notices will be posted at the appropriate time. All but 4 buildings have had new tile floors installed in the laundry rooms and utility rooms. This makes the laundry rooms look great and adds a bright new appearance to the laundry rooms.


NEW CARPETING

New carpeting will be installed in building 10 this Spring. The walls and ceilings in building 10 were repaired and painted. All of the buildings at Partridge Berry Hills have had new carpeting installed in all of the common areas within the last 4 years.


VERIZON FIBER OPTIC LINES

The VERIZON COMPANY has been installing fiber optic lines in all the buildings.

This will allow the residents of Partridge Berry Hills Condominium to subscribe to VERIZON for faster internet and telephone services. The installation of the fiber optic lines in the buildings is at no cost to the Association or to the unit owners. Those owners that wish to subscribe to the service will contract with VERIZON directly. Each owner will pay the installation costs to wire their unit for the VERIZON high speed Internet and telephone service.

THE SPEED LIMIT IS 10 MPH

The children of our community are out on their razors, roller blades, bicycles and other means of rapid transit!! Once in a while the adults may be out walking or jogging in the streets and parking lots too. Please obey the speed limit and watch out for pedestrians.


SPRING IS HERE!

With the spring season officially upon us, we are asking all residents to remove their winter supplies from the decks, patios, and mulch beds by May 15th. Units with shovels, sand, etc, that are not removed by May 15th may receive violation letters. For the avid gardeners the plastic bags that contain seed, fertilizer, potting soil and any other gardening accessories must not be stored on the decks, patios, mulch beds or anywhere on the common areas outside the units. All gardening tools and supplies must be stored inside the units.


POOL RULES

Please remember when using the pool that no one under the age of 16 is allowed to use the pool without adult supervision. Also, please do not let in anyone to the pool who does not have a key. We have neighboring communities around us and unfortunately, we have experienced problems with non-residents trying to gain access to our pool.

RULES REVIEW

REPAIRS BY UNIT OWNERS
Unit owners are not authorized to perform plumbing or electrical repairs with out permission from the Board of Directors. Unit owners are not authorized to operate or repair any plumbing or electrical fixtures in the limited common areas or the common areas with out permission of the Board of Directors.

It has come to the attention of the Board of Directors that many residents are not adhering to the Rules and Regulations concerning personal property left in the common areas. Please note the following Rules and Regulations and make sure that you are not in violation of any of them.

PATIO USAGE:

The only items that may be kept on the patio are porch furniture, and plants. The use or storage of charcoal grills is not permitted. The use or storage of propane gas tanks or propane gas grills is not permitted.

Bicycles, sporting goods, toys, baby carriages and other personal articles and equipment must be kept within the unit.

No clothes, linens, or other materials shall be hung, shaken or draped from a balcony or railing or otherwise left or placed in such a way as to be exposed to public view.

Tires, garden tools, and automotive accessories are not to be left on the patios.

HALLWAYS:

At no time are shoes or boots to be left in the hallway of any building.

Shoes left in the hallway will be removed.

Plant and/or flower pots are not to be kept in the halls.

LITTERING:

There will be no littering! Paper, cans, bottles, cigarette butts, foods and other trash are to be deposited only in appropriate trash containers, and under no circumstances are such items to be dropped or left on the grounds or other common areas.

SINK DRAINS:

Residents are reminded that NO GREASE or OIL is to be poured down the drains.

Run the water while running the garbage disposal.

CONTROL OF PETS:

NO pet shall be allowed to defecate or urinate on the Common property.

Do not place food for animals on the patios, outside unit doors or outside main entrances.

LAUNDRY ROOM:

The trash cans in the laundry room are for laundry trash only. Do not dispose of your household trash in these containers.

Do not leave your laundry unattended in the laundry room. Immediately remove clothes from the machines once the laundry is finished.

Do not remove laundry from washers, dryers or laundry room that is not yours.

No personal items may be left in the laundry rooms or the common areas.

If a machine is not working properly, please call Mac Grey at 1-800-237-7050.

PLEASE CLEAR THE BEDS:

Please remove all unauthorized items from the mulch beds. Personal items in the mulch beds such as ornamental fences, flower pots, gardening tools, statues or any type of garden ornaments interfere with the spring cleaning raking operations.

PARKING REMINDER:

Parking in spots close to or adjacent to the buildings must be head in only. Backing into those spots will cause exhaust fumes to enter the buildings especially in the summer when some unit owners open the windows.

When parking near the buildings do not pull in too close to the granite curbing as you will obstruct the irrigation sprinkler heads that are located close to these areas.

NEW RESIDENTS

If you are a new owner or tenant, you must contact Bob Netto at (603) 888-6479 to schedule a new resident orientation sometime during the first two weeks of your residency.


PAYING YOUR CONDO FEES

When making out checks for your condominium fee payment be sure to make the check out to Partridge Berry Hills Condominium and indicate the building number and the unit number.

Please mail checks with coupons to the address listed in the back of the coupon book. There are address labels in the coupon book for your convenience.

If you choose to drop your check in the Harvard box at the mail hut, please check to make sure you are using the right box. Checks must be put in the Harvard Management box.

If you own multiple units, please write out separate checks for each unit accompanied by the appropriate coupon for each unit. If you send a payment check to the bank with coupons but make out only one check for two or more payments the bank will not split the amount.
