2008 ANNUAL MEETING HELD OCTOBER 21st
At the Partridge Berry Hills Condominium Association 2008 Unit Owners Annual Meeting the unit owners did approve the proposed 2009 budget.
There was an election of 3 officers for the Board of Directors. The three members of the Board of Directors that were running for reelection won. The three members of the Board of Directors that ran for reelection and won were Richard Coker, Esther Ross, Karen Thompson.

PBH GOLF TEAM
The Annual Halloween Party will be held again this year. Volunteers are needed. As long as there are volunteers, the party is scheduled for Friday October 24th 4-pm to 8pm. Keep an eye out for notices if the party proceeds. If you would like to volunteer to assist with organizing or contributing food, drinks or candy please contact David Stern, Vice-President of the Board of Directors, by leaving your name and telephone number in the Board of Directors Mail Box at the Mail Hut.
HALLOWEEN PARTY
On October 24, 2008 at the Partridge Berry Hills Clubhouse, a Halloween Party was held for the children of the complex. 35 Attended the Halloween Party.
Many children were among the 35 people who enjoyed the PBH Halloween party at the PBH clubhouse. The children in attendance enjoyed the entertainment, including musical chairs, coloring, balloon contests and pizza from Papa Gino's. The winning costume was worn by a two month old Raggedy Ann. Others ranged from Cleopatra to a hangman to a sorcerer.
The beautiful weather was an asset for all. The children had high energy and big smiles. David and Dee Stern, along with several volunteers and Board members, ensured a good time for all the ghosts and spooky monsters.
The Board offers thanks to all who participated and volunteered to
make the event a success.

SECURITY DOORS
The building entrance doors are equipped with high security locks in order to keep the residents of the buildings safe. Do not prop the building entrance doors open as this defeats the purpose of the high security locks and exposes all of the residents of the building to intruders.
FOR EMERGENCY CALLS ALWAYS DIAL 911 FIRST
If you have an emergency such as the smell of gas or smoke in the buildings, signs of fire in a building or a unit, personal injury or any event that is an emergency ALWAYS DIAL 911 FIRST. After you have dialed 911 and notified the 911 Emergency Operator then please call the Management Office and notify them of the emergency call.
MEETINGS
The Board of Directors will meet on Nov. 18 and Dec. 16. The Maintenance Committee meets the first Tues. of the month at the Clubhouse.
LAUNDRY ROOM ETIQUETTE
Do not leave your laundry unattended. Remove your laundry from the machines as soon as the cycles stop. If you spill soap or any laundry products on the machines please clean it up immediately. Spills of laundry products on the floors are dangerous as they could cause slip and fall injuries. Leave the laundry rooms clean and neat after you use them. The trash barrels in the laundry rooms are for laundry room trash only.
FIRE SAFETY TIP! IT IS IMPORTANT THAT THE LINT TRAPS ON THE DRYERS BE CLEANED BEFORE AND AFTER EACH USE. A CLOGGED LINT TRAP WILL CAUSE A DRYER TO OVERHEAT AND MAY CAUSE A VERY SERIOUS FIRE.

CLUBHOUSE HOLIDAY CLOSINGS
The Clubhouse will be closed on Christmas Eve Wednesday December 24 and Christmas Day Thursday December 25.
SEWER LINES BACK UP
The only items that should be deposited into the kitchen sinks are food scraps if you have a garbage disposal. When using the garbage disposal run plenty of hot water while operating the disposal and continue for a minute after the disposal stops. This will make sure that the ground up food product is flushed out of the sink trap below the kitchen sink and into the main sewer line of the building. Failure to follow this procedure will result in the food product settling in the trap below the kitchen sink eventually resulting in a back up of water at the kitchen sink. In the bathroom only water and soap should go into the sink and tub. Only toilet paper should go into the toilet bowls.
CHRISTMAS TREE DISPOSAL
Do not drag your trees through the hallways unless they are in a plastic bag for disposal. Dragging the trees through the hallways leaves pine needles and branches on the floors. Remove your trees through the patio sliders. Trees should be brought to the Clubhouse parking lot for proper disposal.

ORIENTATION FOR NEW RESIDENTS
As a new Owner/Resident of Partridge Berry Hills Condominiums, you are REQUIRED to attend an orientation within two weeks of occupancy. There are no exceptions. At the orientation you will receive an explanation of the Rules and Regulations of Partridge Berry Hills Condominiums and a welcome package with important information on procedures. There is a $25.00 fee for orientation (make checks payable to Partridge Berry Hills). Failure to attend orientation will result in a $50.00 fine being assessed to your account. Bring the following with you: If you have a pet, please bring with you a copy of your pets' License and a copy of your pets' most recent pet immunization record. Bring the registrations for all of the vehicles owned by all of the occupants in your unit and your driver's license.

PARKING BY PERMIT ONLY
Vehicle parking at Partridge Berry Hills is by Permit Parking Only. Vehicles not displaying a Partridge Berry Hills Condominium Vehicle Parking Permit Decal on the rear window will be towed off the property without warning at the owner's expense. Vehicles without parking permits must display a Guest Parking Placard on the front window of the vehicle.
DUMPSTER USAGE
Please be sure to close the dumpster doors after you deposit your trash.
There have been numerous incidents of raccoons, skunks and other animals surprising our residents when they have tried to deposit trash in a dumpster. The doors were left open and the animals had entered the dumpster in search of food.
SNOW REMOVAL WINTER PARKING RULES - VIOLATION OF SNOW REMOVAL RULES WILL RESULT IN FINES
The Board of Directors of Partridge Berry Hills Condominium has hired Raisanen Landscaping this year to handle snow removal and shoveling duties for the 2008-2009 season.

When a storm is coming, all residents are asked to park in the spots closest to the buildings. Once all those spots are filled, then start parking in the backside of all lots. In all cases, try to park next to another vehicle and leave as many large open spaces for the plows to clear as possible. |

All residents are advised that according to the contract, no service will be done on the property until there is an accumulation in excess of 2". |
|
3. |
THERE SHALL BE NO PARKING ON STRAWBERRY BANK ROAD AND BROOK VILLAGE ROADS AT ANY TIME DURING SNOWFALL AND SNOW CLEANUP. |

4. |
VEHICLES THAT ARE NOT MOVED FOR THE PLOWS WILL BE TOWED WITHOUT FURTHER NOTICE AT THEIR OWNER'S EXPENSE. |

5. |
VEHICLES THAT DO NOT HAVE CURRENT LICENSE PLATES AND INSPECTION STICKERS WILL BE TOWED FROM THE PROPERTY WITHOUT FURTHER NOTICE AT THEIR OWNER'S EXPENSE. |

6. |
When a snow storm occurs, the middle lanes of the parking lot will be cleared prior to 6:00AM to allow residents to back their vehicles out into the cleared lane and drive off the property and out of the parking lots. |

7. |
AFTER the storm has ended, between 8:00AM and 4:00PM. The snow plow contractor will come back to the property to fully clear all the parking lots, driveways and walkways. |
|
8. |
At 8:00AM after the storm has ended, we require all residents to promptly move vehicles from the parking spots closest to the buildings to the back row parking spots or any spots that have already been cleared by the plows. |
|
9. |
Once the plows have completed the plowing of the front row spots, please move your vehicles back to the now cleared front row, or to already cleared spots, or away from the areas the plows are cleaning. |
|
10. |
UNDER NO CIRCUMSTANCES SHOULD YOU CONTINUE TO PULL INTO AND PARK IN AN AREA OR SPOT THAT HAS NOT BEEN CLEARED. |

11. |
While the plows are on site clearing the lots after the storm has ended, please always follow the instructions of the plow driver as to where to park. Please also help by informing your neighbors when the plows are on-site. |

12. |
Walkways and parking lots will not be fully cleared until after the storm has ended. |
|
13. |
Containers of Ice Melt will be placed inside the entry doors of all buildings. The residents are encouraged to use the ice melt on slippery spots that develop on the walkways and pavement. Sand Barrels located throughout the property will also be available for your use. |

14. |
PLEASE DO NOT THROW AWAY THE BARRELS WHEN THEY ARE EMPTY. |
SLIPPERY CONDITIONS
Finally, we would like to remind you that a typical condition of New England winters is that weather changes very quickly. Temperatures can rise and fall frequently, giving cause for sudden icy conditions to develop that were not previously there. In spite of our best efforts winter snow storms will leave the walkways and parking lots with numerous patches of ice and snow. Plowing, shoveling, salting and sanding will not guarantee a completely snow and ice free area to walk or drive on.
All residents and guests are strongly advised that they have a responsibility
to use extreme caution at all times when walking on any of the walks
and parking lots within the property during the winter season.
