Clubhouse Hours Changes

The Board of Directors has decide to reduce the number of hours that the Clubhouse is open. They are trying to lower the cost of operating the clubhouse by reducing the number of hours that the clubhouse monitors work. The Clubhouse Hours are now Friday, Saturday, Sunday, and any Monday Holidays. The hours are 5:30 pm to 9:20 pm on Fridays and 12:00 pm to 9:20 pm on Saturdays, Sundays, and Monday Holidays.

The pool hours remain the same as published at the pool. Please be sure to turn off the lights in the bathrooms at the pool if you are the last ones leaving the pool at evening closing time.

Laundry Room Courtesy

Please be courteous of other residents when using the laundry facilities. There are 20–24 households in every building, please remove your laundry from the washers or dryers when it is completed. Do not place anything in the washers or dryers except you laundry. Also, please do not use the trash barrels located in the laundry rooms for regular household trash — it is for laundry trash only.

Your cooperation is greatly appreciated by all your neighbors.

Repair Calls

Report any washer or dryer malfunction to the MacGray Co. at (800) 237-7050.

Repairs to equipment may take as long as five business days. If the repairs are not completed by five business days please notify the property manager.

Air Conditioner Installations

With the arrival of the hot weather, comes a growing number of requests for air conditioners at Partridge Berry Hills. Please be aware that air conditioners installation requests must be in writing and approved by the Board. They must be installed permanently through the wall, and are not allowed to be installed in the windows.

New Pest Control Procedure

As of May 1, 2003 your Board has negotiated a contract with Advanced Pest Control which will result in saving the association funds. Each unit will be visited once annually, and any &emp; all problems with insects, pests, etc. must be phoned in to your Property Manager, Luis A. Sosa at (603) 429-2019 x311.

Decks and Patios

Only outside patio furniture, gas fired cooking grills, potted plants and covers for the grills and patio furniture are allowed. Any other items will result in fines being assessed to the unit owner.

Pool Rules

  1. The pool is for the exclusive use of owners, residents, and their guests. Two guests per resident are allowed at the pool. Management may permit additional guests if the pool is not crowded. Management may ask large groups to leave.
  2. The pool is open from 8:00 a.m. until 9:00 p.m.
  3. The clubhouse monitor, when on duty, is not a lifeguard, but is responsible, along with the management, for enforcing all rules and has the authority of the Board to remove individuals from the pool area. The monitor may also recommend revocation of use for continued violations.
  4. All children under 16 should be accompanied by an adult unless they are able to demonstrate to the staff that they can swim the length of the pool and have parental permission to be in the pool area. No child under 16 is allowed in the pool area unless accompanied by and adult.
  5. Running, rough play in or out of the pool, excessive splashing, and improper use of the pool is dangerous and must be avoided.
  6. Food, glass, breakable items, and pets are a health and safety problem and must not be brought into the pool area. Please use ashtrays and place all trash in containers.
  7. Individuals with long hair must wear a bathing cap.
  8. Loud radios are not permitted at the pool.
  9. For the protection of all concerned, people with skin rashes, skin ailments, nasal or ear discharges, or colds, or any communicable disease are forbidden to enter the pool.
  10. Cut-offs or jeans are not permitted in the pool. Bathing suits are proper attire.
  11. Babies who are not toilet trained are not allowed in the pool unless they are in diapers and rubber pants.
  12. All permitted individuals must have identification proving their residency in their possession while in the pool area. Lack of ID is cause for removal.
  13. Everyone must register when arriving at the pool and sing out when leaving. This will serve as a factual source of information as to the time and days the pool is used, who is using it and forecasts any congestion problems, as well as for safety.
  14. Owners, residents, and guests use the pool at their own risk.
  15. You must shower before entering the pool.
  16. Kiddie pools are allowed on the property, however, they must be taken in every night.

New Residents & Owners

In order to keep our records updated and accurate, unit owners are asked to notify Harvard Management of any purchase, address, tenant, or phone number changes. Also, of you are a new owner or tenant, you are required to contact Bob Netto at (603) 888-6479 to schedule a new resident orientation meeting sometime during your first two weeks of residency. There is a $25 orientation fee, which is the responsibility of the unit owners. There is a $100 fine if you do not comply with this requirement of the Partridge Berry Hills Condominium Association.

Vandalism

We have had several acts of vandalism on the property, and vehicles have been broken into.

In an effort to reduce these incidents of destructive behavior by trespassers on community property we are requesting that residents be alert to any suspicious persons on the grounds and/or around vehicles, and report such activity to the Nashua Police.

Do not let strangers into the buildings — know the identity of the person you are buzzing in! If we all work together we can feel safe in our homes and in our community.

Pet Rules Reminders

You must pick up after your pet when the pet defecates on the common area lawns. It is a violation of rules if you do not clean up after your pet. Be considerate of your neighbors and the children that play on the lawns. It is summer and there are more people using the lawns for picnics.

Let’s keep our lawns clean for everyone.

Important Reminders

  1. OPEN TOP DUMPSTERS AT CLUBHOUSE: The following items are NOT allowed to be disposed of in the Open Top Dumpster at the Clubhouse: refrigerators, air conditioners, dishwashers, stoves, automotive batteries, tires, paints, propane tanks, or any containers of flammable, caustic, explosive, or hazardous materials.

    All other trash including large pieces of furniture must be deposited inside the dumpster. Anyone observed depositing trash outside the dumpsters at the Clubhouse will be subject to a $50.00 fine.

  2. Please close dumpster doors after depositing your trash. Raccoons have been found camping in some of the dumpsters because the doors have been left open over night.
  3. Do not place food for pet cats in the hallways or outside the buildings. Food left for pet cats attracts wildlife and insect pets.
  4. BUILDING #12 BANKING. DANGER!!

    Keep children from climbing and playing on the granite stones on the banking behind building #12. It is dangerous. Also it cost a lot of money to place the stones on this banking to stop the erosion.

  5. Toys, balls, nets, bats, tents, or any other game equipment must not be left on the common area. Any and all playing and gaming equipment must be removed from the common lawns and hallways when not in use.

2005 Budget

Your Board of Directors will start the 2005 budget process in August. Details will be posted in the next newsletter. A copy of the Monthly P&L Report was attached to the printed version of the newsletter.
