2006 Budget Meeting

On Tuesday, September 20, 2005 the Board of Directors of the Partridge Berry Hills Condominium Association will hold a board of Director’s Meeting. A portion of this meeting will be an Open Hearing to review the financial status of the Partridge Berry Hills Condominium Association and to present the Proposed 2006 Budget. The Proposed 2006 Budget is based on a Zero increase in the condominium fees. A copy of the Final Draft of the Proposed 2006 Budget is included in this Newsberry. The unit owners will be asked to vote on the proposed budget at the October 2005 Annual Meeting.

Board Positions Available

There are four positions coming up for election on the Partridge Berry Hills Board of Directors. Diana Stern has resigned her position effective September 20, 2005. The Board of Directors wishes to express their thanks to Diana for her many years of service to the Community. The positions held by Richard Coker, Kim Patenaude and Esther Ross are up for reelection. Richard Coker, Kim Patenaude and Esther Ross are standing for reelection. Candidacy forms will be made available at the Clubhouse for those who wish to run or nominate someone for the position. In order to serve on the Board of Directors you must be a unit owner.

If you plan to run for the Board of Directors please send your petition of candidacy form into the Haravard Management Offices by Friday September 1, 2005.

We will include your candidacy announcement in the 2005 Notice of Annual Meeting Mailing. Forms are available at the Clubhouse or call the Harvard Office.

No Gas Grills

By order of the Fire Marshal at the Nashua Fire Rescue Fire Marshal’s Office, Gas Fired Grills or Gas Fueled devices of any kind are not allowed on the decks or patios at Partridge Berry Hills Condominium.

In order to comply with the Fire Marshal’s order effective November 1, 2005 no gas fired grills or gas fueled devices are allowed on the decks and patios at Partridge Berry Hills Condominium. After November 1, 2005 The Board of Directors will authorize the assessment of the appropriate fines for deck violations for any gas grills or gas fueled devices left on the decks or patios at Partridge Berry Hills. The Bulletin from the Fire Marshal’s Office is included in this Newsberry.

Major Projects

The following projects are planned or have been completed.

The painting of the decks and railings on the buildings in nearly completed. There were numerous rain delays to the painting schedule. Residents were required to move their personal property off the decks and patios for the painters. We thank the residents for their cooperation and patience with the last minute changes caused by the rain delays.

The siding replacement on building 8 has been completed. The new siding will be painted within the next several weeks. Once again, we are dependent on the rain. As soon as the rain stops and the siding has several days of sun to dry the painting will begin.

The replacement of the Clubhouse roof will begin in mid-September.

The replacement of the building 7 roof is also scheduled for September and will begin as soon as the Clubhouse roof is completed. The same contractor is completing both roofs.

The laundry rooms in buildings 2, 10 and 13 received new tile floors.

Building 10 has foundation cracks. An engineering firm is in the process of assessing the cause and will be offering possible solutions to the problem.

The landscaping contractor will be removing ornamental shrubs and trees throughout the property that have grown too tall for their location or are overcrowding their beds.

The landscaping contractor will be adding loam and grass seed to some of the lawn areas that are on the edge of the asphalt parking lots and have died or are too thin to fill in.

Security Doors

Building entrance doors must be kept closed at all times for the security of the residents. Do not prop the doors open. Propping the doors open allows strangers into the buildings and damages the doors.

Laundry Rooms

Please keep the laundry room areas clean. Do not leave personal items in the laundry area and be sure to clean up before you leave. Trash receptacles in the laundry rooms are for laundering products, bottles or container only. Trash or trash bags from the units are not to be deposited in the trash receptacles in the laundry rooms. Report any laundry equipment malfunctions to Mac-Gray Laundry Co. at (800) 237-7050.

Dumpster Usage

Please be sure to close the dumpster doors after you deposit your trash. There have been numerous incidents of raccoons, skunks and other animals surprising our residents when they have tried to deposit trash in a Dumpster. The doors were left open and the animals had entered the dumpster in search of food.


Pet Rules Reminders

You must pick up after your pet when the pet defecates on the common area lawns.

It is a violation of rules if you do not clean up after your pet.

Be considerate of your neighbors and the children that play on the lawns. It is summer and there are more people using the lawns for picnics.

It is a violation of condominium rules to place pet foot out on your patios or anywhere in the common areas. This food will attract wild animals to the common areas and onto the patios. These wild animals may carry rabies or other diseases. By putting this food out you are endangering your neighbors and yourself. Let’s keep lawns and common areas clean for everyone to enjoy.

Parking by Permit Only

Vehicle parking at Partridge Berry Hills is by Permit Parking Only. Vehicles not displaying a Partridge Berry Hills condominium Vehicle Parking Permit Decal on the rear window will be towed off the property without warning at the vehicle owner’s expense. Vehicles without parking permits must display a Guest Parking Placard on the front window of the vehicle.

Patios Revisited

The only items that are permitted on the patios are approved patio furniture and flowers in pots. Please keep trash bags, containers of any kind, coolers, cans or bottles, storage cabinets, tools, garden tools, fishing equipment, exercise equipment, bicycles, toys of any kind and any type of non-patio furniture off the patios. VA Approved
